    The Residences of the Madison Centre was completed in 1988. The brown brick façade and bay windows are evocative of past condo designs from the 80s, and though the aesthetic has fallen out of favour with condo developers, the design creates highly functional and comfortable floor plans.

    100 Upper Madison Ave houses an array of shared amenities; an outdoor pool and sundeck, a fitness centre, saunas, a billiards room and library, a squash court, a concierge service, and underground parking. As well, this building shares a courtyard with Manhattan Place Condos.

    Price per square foot is below the neighbourhood average, as are condo fees — which cover all utilities.

    The Suites

    Finishes depend on past renovations — hardwood flooring is common in units but there are suites in the building with carpets. Units have large bedrooms and bathrooms, and small private balconies or Juliette balconies.

    The Neighbourhood

    Lansing and Armour Heights is an affluent neighbourhood in the North York area. Much of the neighbourhood encompasses winding residential streets and charming parks, and there’s a high density corridor along Yonge.

    100 Upper Madison Ave is surrounded by dining and nightlife. There are international eateries that double as bars like KoSam Korean Restaurant & Bar and barBURRITO; residents have famous chains such as Jack Astor's Bar & Grill North York and the Keg, and an assortment of fast food eateries. And there’s The Frog: A Firkin Pub for a drink in a pub setting.

    The nearby Yonge Sheppard Centre provides a neighbourhood location for any shopping needs; this mall houses a reasonable selection of clothing and jewelry boutiques, and additional retailers can be found at North York Centre to the south.

    Earl Bales Park is located in the neighbourhood for skiing in winter, and tranquil walking paths are found at Gwendolen Park. Families have schools in the public and private boards, and daycares on Sheppard Ave W.

    Transportation

    Residents of The Residences of the Madison Centre have the option to run most errands on foot; grocery stores, salons, athletic facilities and financial institutions are all less than a 10 minute walk from the building.

    Public transit service is excellent in this area, and perfect for commuters. Bus stops are situated on Yonge Street, and Sheppard-Yonge Station is within a 4 minute walk for subway lines.

    Car owners can head south on Yonge for the nearest 401 on-ramp, enabling quick connections to the Don Valley Parkway.
